Proposed residential development
Miller Homes are preparing an outline planning application for residential development at Land at Royal Hill Road, Spondon.
The proposals are for up to 90 dwellings served from an access point from Royal Hill Road.
The development proposals also include the provision of open space, landscaping, drainage and pedestrian links around the site and onto the wider network of footpaths.
THE NEED FOR DEVELOPMENT
Demand for housing in Derby is high and the City Council need to ensure that new homes are provided to meet the needs of existing and future residents.
There is limited capacity in Derby City to accommodate their housing requirement. Derby City has no undeveloped or unprotected land left available within its administrative boundary. What land is available for development is mostly limited to flats within the city centre. In order to meet Derby City’s ongoing housing needs and provide much need family housing, greenfield land will need to be developed.
Given the built up nature of Derby and the limited supply of viable brownfield sites it will be necessary for the Council to support the development of greenfield land in sustainable locations adjacent to existing built up areas.
The development of this site is considered to be desirable and highly sustainable site given the site's access to both the facilities and services of Spondon and Derby and the wider countryside.

THE PROPOSALS
The development proposal for the site include the following:

The delivery of approximately high-quality new homes

The provision of 30% affordable homes, in line with Derby City Council planning policy, helping existing local residents to purchase their first home

A sympathetically designed development which positively responds to existing features of the site and respects the character of the surrounding homes

A focus on sustainably delivering these homes – options include the installation of electric vehicle charging points, air source heat pumps and photovoltaic (solar) panels

New areas of public open space and green infrastructure, helping to deliver a 10% net gain in biodiversity

Pedestrian links around the site and onto the wider network of footpaths providing direct links into both the countryside and the village centre

This period of consultation is important to us in understanding the views of the local community and, where possible, incorporating these into the proposals before submitting an outline planning application to Derby City Council.
Miller Homes anticipate submitting the during the summer after which you will have a further opportunity to comment on the proposals as the Councils undertakes its own consultation programme.
All comments should be submitted by Monday 10th July 2023.
All thoughts, suggestions and feedback received will be carefully considered to help inform the proposals. A summary of the comments received from the consultation will be provided to Derby City Council as part of the planning application submission.
